Nostra Haus Real Estate (“Nostra Haus,” “we,” “us,” or “our”) operates the website at nostrahaus.com (the “Site”). This Privacy Policy describes the information we collect, how we use and share it, and the choices you have. By using the Site, you agree to the practices described in this policy.
1. Information We Collect
We collect the following categories of information:
Information you provide directly:
- Contact information: name, email address, phone number, and mailing address you submit through contact forms, lead capture forms (including the First Hamptons Home guide download), neighborhood email signups, blog subscriptions, and appointment booking.
- Property preferences: information you share about properties you’re interested in, your search criteria, budget, and timeline.
- Communications: the content of emails, messages, and other communications you send to us.
- Booking information: appointment requests and scheduling details submitted through our scheduling tool.
Information collected automatically:
- Technical data: IP address, browser type, device type, operating system, the pages you visit on our Site, the time and duration of your visits, and the website that referred you to us. This information is collected through our hosting infrastructure and is used to operate and secure the Site.
We do not currently use website analytics, advertising cookies, or cross-site tracking technologies on this Site. If we add analytics or tracking in the future, we will update this Privacy Policy and the effective date above.
2. How We Use Your Information
We use the information we collect to:
- Respond to your inquiries and property requests
- Schedule and conduct appointments and consultations
- Provide you with information about properties matching your interests
- Send communications you have requested, including newsletters and listing updates (with your consent where required by law)
- Connect you with mortgage lenders, attorneys, inspectors, and other real estate professionals when you request such introductions
- Operate, maintain, and improve the Site

3. How We Share Your Information
Nostra Haus does not sell your personal information. We share information only in the following circumstances:
Service providers.
We share information with third-party service providers who help us operate the Site and our business. These providers are contractually obligated to handle your information securely. Current providers include:
- Neon — database hosting (stores form submissions and contact records). Privacy policy.
- Vercel — website hosting and infrastructure (processes server logs and serves the Site). Privacy policy.
- Vercel Blob — image and file storage. Privacy policy.
- Resend — transactional and marketing email delivery. Privacy policy.
- Cal.com — appointment scheduling. Privacy policy.
- MLS Grid / OneKey MLS — real estate listing data feed. We do not transmit personally identifying information about you to MLS Grid or OneKey MLS.
Mortgage lenders and other professionals.
When you request that we connect you with a mortgage lender, attorney, inspector, or other real estate professional, we will share your contact information and relevant details with that professional so they can serve you. In some cases, we provide the buyer with the professional’s contact information so the buyer can reach out directly. In other cases, with the buyer’s permission, we share the buyer’s information directly with the professional. We will tell you which approach we’re taking before making any introduction.
Real estate transaction parties.
When you are engaged in a transaction (making an offer, negotiating, closing), we may share information necessary to complete the transaction with the seller, the seller’s agent, attorneys, title companies, escrow agents, lenders, and inspectors involved in the transaction.
Legal requirements.
We may share information if required by law, court order, or government request, or if we believe disclosure is necessary to protect our rights, your safety, or the safety of others.
Business transfers.
If Nostra Haus is involved in a merger, acquisition, sale of assets, or similar transaction, your information may be transferred as part of that transaction. We will notify you of any such transfer and any choices you may have.
We do not share your information with realtor boards, the National Association of Realtors, or other industry organizations.
4. Cookies
We do not currently use tracking cookies or advertising cookies. Our Site may use essential session cookies to maintain functionality (for example, remembering form inputs as you navigate the Site). These cookies do not track you across other websites and do not collect personal information beyond what is necessary for the Site to function.
5. Email Communications
If you submit your email address through one of our forms, you consent to receive emails from Nostra Haus related to your inquiry, scheduled appointments, and the services you have requested.
If you opt in to receive marketing emails (such as listing updates, newsletters, or the First Hamptons Home guide follow-ups), you may unsubscribe at any time using the unsubscribe link in any marketing email. You will continue to receive transactional emails (appointment confirmations, responses to your inquiries) as needed to provide our services.
We comply with the federal CAN-SPAM Act. All marketing emails identify themselves as such, include our physical address, and provide a clear way to unsubscribe.
6. Your Rights and Choices
You have the right to:
- Access the personal information we hold about you
- Correct inaccurate information
- Delete your information, subject to our legal and recordkeeping obligations
- Opt out of marketing communications
- Object to certain uses of your information
To exercise any of these rights, contact us using the information in Section 10 below. We will respond within 30 days.
For California residents: Under the California Consumer Privacy Act (CCPA) and California Privacy Rights Act (CPRA), you have additional rights, including the right to know what personal information we collect, the right to delete, the right to opt out of “sale” or “sharing” of personal information (we do not sell or share for cross-context behavioral advertising), and the right to non-discrimination for exercising these rights.
For European residents: If you are located in the European Economic Area, United Kingdom, or Switzerland, you have rights under the General Data Protection Regulation (GDPR) including access, rectification, erasure, restriction, portability, and objection. Our legal basis for processing your information is either your consent, the performance of a contract or pre-contractual measures at your request, or our legitimate interests in operating our business and serving you.
7. Data Security
We use commercially reasonable security measures to protect your information from unauthorized access, alteration, disclosure, or destruction. Our service providers (listed in Section 3) maintain industry-standard security practices. However, no system is completely secure, and we cannot guarantee absolute security.
We comply with the New York SHIELD Act and will notify affected individuals if a data breach occurs as required by law.
8. Data Retention
We retain your personal information for as long as necessary to fulfill the purposes described in this Privacy Policy, comply with our legal and recordkeeping obligations (including those required of real estate brokerages under New York Real Property Law), resolve disputes, and enforce our agreements. Specific retention periods depend on the type of information and the purpose for which it was collected.
If you ask us to delete your information, we will do so unless we are required to retain it for legal or recordkeeping reasons.
9. Children's Privacy
Our Site is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If we learn that we have collected personal information from a child under 13, we will delete it promptly. If you believe a child has provided us with personal information, please contact us.
